The February 2019 Oahu Real Estate Market Stats are out and we see the market continues to stabilize (less frenzy, more inventory)
*Median Prices, Inventory, Days on Market are UP over February 2018
*Closed Sales are DOWN over February 2018
What this means for sellers
*Listings need to be priced under the last sale in order to be competitive.
*Buyers have more selection to choose from so your homes need to be well-prepped and "sparkly" when listed.
*"As-Is" sales are much less common than they were in recent years.
*Your property may take longer to sell than it would've in recent years.
What this means for buyers
*You'll have more to choose from.
*You're less inclined to be in multiple offer situations as compared to recent years.
*Interest rates have dipped slightly since the end of last year (when they hit 5%) so you'll have more buying power if they hold steady
